NOTICE OF SUBSTITUTED TRUSTEE’S SALE

WHEREAS, on 10/30/2020, HERMAN B CROUCH AND MYRA C CROUCH MARRIED executed a promissory note payable to the order of GUARANTY BANK AND TRUST COMPANY, A MISSISSIPPI CHARTERED BANK as Lender,
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 10/30/2020, executed by HERMAN B CROUCH AND MYRA C CROUCH MARRIED and being recorded on 10/30/2020 in Book 2020, Page 12540 of the records of the Panola County, State of Mississippi; and which aforesaid Instrument conveys to COUSIE GIGLIO, A MISSISSIPPI CHARTERED BANK, Trustee and to GUARANTY BANK AND TRUST COMPANY, as Lender, Mortgage Electronic Registration Systems, INC., as Beneficiary, the hereinafter described property; and
WHEREAS, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (“MERS”), AS BENEFICIARY, AS NOMINEE FOR GUARANTY BANK AND TRUST COMPANY assigned said Deed of Trust to Renasant Bank via an instrument filed of record on July 15, 2026 in Book 2026, and at Page 4349 in the office of the Clerk of the Panola County, State of Mississippi; and
WHEREAS, RENASANT BANK appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 09/22/2026 and recorded on 09/28/2026 in Book 2026, Page 5686 of the records of the Panola County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 11/12/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Panola 2nd County Courthouse, 151 Public Square, Batesville, MS 38606, the following described property located and situated in Panola County, Mississippi, to wit:
Lot 34, Section “A” Sardis View Subdivision, according to Plat of said Subdivision on file and of record in Plat Book 3 Pages 32-34, in the Batesville Office of the Chancery Clerk of Panola County, 2nd Judicial District, Mississippi.
Subject to the subdivision restrictive covenants, easements and setback lines as recorded in Book 3, Pages 32-34, in the Batesville Office of the Chancery Clerk of Panola County, Mississippi.
More commonly known as: 54 DANNY LN, SARDIS, MS 38666
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee’s sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers.
