PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, Alexis Sharay Richardson and Kentravious Antwain McMurry executed a Deed of Trust dated September 26, 2024, to Tim Williams, Trustee for the benefit of 21st Mortgage Corporation, which is recorded in Book 2024 at Page 9058 in the land records of the Chancery Clerk of the Second Judicial District of Panola County, Mississippi; and

WHEREAS, 21st Mortgage Corporation, the present legal holder and beneficiary of the Deed of Trust and the indebtedness secured thereby, appointed Andrew R. Wilson as Substituted Trustee by instrument recorded in Book 2025 at Page 11484 in the land records of the Chancery Clerk of the Second Judicial District of Panola County, Mississippi; and

WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and the holder of the indebtedness has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.

NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on October 21, 2026, within legal hours (between 11 a.m. and 4 p.m.) at the front door of the Panola County Courthouse (Second Judicial District) in Bateville, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property and all improvements thereon situated in Panola County (Second Judicial District), Mississippi, being the same property described in the Deed of Trust:

A fractional part of the Southeast Quarter of Section 29, Township 9 South, Range 7 West, Second Judicial District, Panola County, Mississippi, and being more particularly described as follows:
Beginning at a point in a creek that is 716.87 feet South of and 583.65 feet East of a found 2” iron pipe marking the Northwest Corner of the Southeast Quarter of said Section 29; then leaving the center of the creek, run South 66 degrees 47 minutes 09 seconds East (passing over a set 1/2” rebar witness corner 45.81 feet from the center of the creek) 242.88 feet to a set 1/2” rebar; then run South 24 degrees 31 minutes 03 seconds West 185.46 feet to a set 1/2” rebar; then run North 71 degrees 23 minutes 45 seconds West (passing over a set 1/2” rebar witness corner 26.75 feet from the center of the creek) 249.34 feet to a point in the center of a creek; then run along the center of the creek the following calls: then run North 69 degrees 19 minutes 17 seconds East 29.17 feet; then run North 74 degrees 47 minutes 22 seconds East 47.73 feet; then run North 38 degrees 45 minutes 43 seconds East 25.37 feet; then run North 07 degrees 24 minutes 49 seconds West 38.53 feet; then run North 36 degrees 42 minutes 33 seconds West 55.16 feet; then run North 28 degrees 02 minutes 37 seconds East 50.72 feet; then run North 44 degrees 36 minutes 28 seconds East 21.25 feet to the Point of Beginning and containing 1.00 acre, more or less. A 50 feet wide Ingress and Egress Access Easement being more particularly described as Commencing from a found 2” iron pipe marking the Northwest Corner of the Southeast Quarter of said Section 29; then run South 1153.17 feet; then run East 353.04 feet to a point in the center of a creek; then leaving the creek, run South 89 degrees 07 minutes 55 seconds East 331.68 feet to a set 1/2” rebar at the Point of Beginning of the 50 feet wide ingress and egress access easement; then run North 05 degrees 49 minutes 53 seconds West 81.59 feet to a found 1/2” rebar; then run North 56 degrees 20 minutes 55 seconds East 111.90 feet to a found 1/2” iron rod; then run North 24 degrees 20 minutes 47 seconds East 439.49 feet to a set 1/2” rebar; then run North 65 degrees 48 minutes 19 seconds West 50.00 feet to a set 1/2” rebar; then run South 24 degrees 12 minutes 51 seconds West 239.56 feet to a set 1/2” rebar; then run South 24 degrees 31 minutes 03 seconds West 185.46 feet to a set 1/2” rebar; then run South 56 degrees 20 minutes 55 seconds West 127.71 feet to a set 1/2” rebar; then run South 05 degrees 49 minutes 53 seconds East 105.87 feet to a set 1/2” rebar; then run South 89 degrees 07 minutes 55 seconds East 50.34 feet to the Point of Beginning.
