PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 8th day of July, 2024, Christopher G. Watson and Jammie M. Watson executed and delivered a certain Deed of Trust unto Steve Taylor, as Trustee, for the use and benefit of BankFirst Financial Services, securing the principal amount of $136,044.50, filed for record in the land records in the office of the Chancery Clerk of Panola County, Mississippi, Second Judicial District on July 12, 2024 in Book 2024, Page 6317; and
WHEREAS, on the 23rd day of July, 2026, BankFirst Financial Services executed and delivered unto Elizabeth N. Fisher, an appointment whereby the said Elizabeth N. Fisher was appointed and substituted as Successor Trustee in the aforesaid Deed of Trust in the place and stead of Steve Taylor, the Trustee originally named therein, as shown by said appointment duly recorded in Book 2026, Page 4619, filed for record on July 29, 2026, in the land records on file in the Office of the Chancery Clerk of Panola County, Mississippi, Second Judicial District; and
WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust, which default continues, and BankFirst Financial Services, the legal holder of the promissory note secured by said Deed of Trust, having requested the undersigned to sell the property described hereinafter for the purpose of satisfying the indebtedness and costs of sale.
NOW, THEREFORE, notice is hereby given that I, the undersigned Substitute Trustee, will on the 2nd day of September, 2026, at the main front door of the Panola County Courthouse in Batesville, Mississippi within legal hours, offer for sale, at public outcry, to the highest bidder for cash, the following described property in Panola County, Mississippi, to-wit:
A tract of land containing +/- 2.0 acres in the Northeast quarter of the Southwest quarter and the Southeast quarter of the Northwest quarter of Section 22, Township 10 South, Range 7 West, Panola County, Mississippi.
Commencing at a found corner post marking the Southeast corner of the Northwest quarter of Section 22, Township 10 South, Range 7 West, Panola County, Mississippi; thence N. 00° 00’ 00” W a distance of 291.81’; thence N 90° 00’ 00” W a distance of 400.02’ to a set iron pin and the Point of Beginning for this description; thence S 00° 00’ 00” E a distance of 101.63’ to a set iron pin at a corner post; thence S 08° 43’ 03” W a distance of 275.67’ to a set iron pin on the North Right-of-Way for Pope Water Valley Road; thence the following courses along said right-of-way; thence N 73° 44’ 32” W a distance of 78.83’; thence N 70° 20’ 54” W a distance of 99.76’; thence N 67° 04’ 43” W a distance of 47.27’; thence N 68° 10’ 38” W a distance of 79.73’ to a set iron pin at a corner post; thence leaving said right-of-way N 27° 04’ 40” E a distance of 180.02’ to a set iron pin at a corner post; thence N 00° 00’ 00” W a distance of 110.17’ to a set iron pin; thence N 90° 00’ 00” E a distance of 247.02’ to a set iron pin; which is the point of beginning.
Such title will be conveyed as is vested in me as Substitute Trustee aforesaid without warranty of any kind.
