SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, on the November 2, 2016, Kimberly B Carver, executed a Deed of Trust to Scott R Hendrix, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Renasant Bank, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Panola (2nd District - Batesville) County, Mississippi, in Deed of Trust November 2, 2016, in Book No. 2016, at Page 11058 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to Renasant Bank by assignment on file and of record in the office of the Chancery Clerk of Panola (2nd District - Batesville) County, Mississippi, in February 3, 2022, in Book No. 2022, at Page 1262 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in July 24, 2026, in Book No. 2026, at Page 4571 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) Front door of the Panola 2nd County Courthouse, 151 Public Square, Batesville, MS 38606, on September 2, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Panola (2nd District - Batesville) County, State of Mississippi, to-wit:
Lot 6, Block 29, City of Batesville, beginning at a point that is 458.5 feet West of a point that is 15 chains and 5 links North of the Southeast corner of Section 8, Township 9 South, Range 7 West and running thence North 346 feet; thence East 113 feet; thence South 346 feet; thence West 113 feet to the point of beginning and being the same property described in Deed Book P-7 at Page 72, Book H-8 at Page 246, Book B-10 at Page 183, and Book I-10 at Page 443, and meaning to describe the property located at 104 Church Street, Batesville, Mississippi.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
