PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 22nd day of July, 2024, Dylan Clark AKA Dylan G. Clark and Addison Phillips AKA Addison W. Phillips, executed a Deed of Trust to Cousie Giglio, Trustee, for the benefit of Guaranty Bank and Trust Company which Deed of Trust is recorded in Deed of Trust Book 2024, Page 6644 in the office of the Chancery Clerk of the County of Panola, Second Judicial District, State of Mississippi; and
WHEREAS, Guaranty Bank and Trust Company has heretofore substituted Christe’ Harris Frazier in the place and stead of Cousie Giglio as Trustee in that certain Instrument found in Book 2024, Page 6644, by instrument dated November 19, 2025, and recorded in the aforesaid Chancery Clerk’s Office on June 23, 2026, as recorded in Book 2026 Page 3992; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust and the holder of the Note and Deed of Trust having requested the undersigned Substitute Trustee so to do, I will on the 23rd day of July, 2026, offer for sale at public outcry and sell during the legal hours, between the hours of 11:00 a.m. and 4:00 p.m., near the South side of the Panola County Courthouse located at 151 Public Square, Batesville, Mississippi, in the lobby, for cash to the highest and best bidder, the following described property and land being situated in Panola County, Mississippi, being more particularly described as follows, to-wit:
LEGAL DESCRIPTION
Lots 1233 and 1234, Section L, Enid Shores Subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Panola County, Mississippi, at Batesville, Mississippi in Plat Book 3 at Page 3 (now recorded on Sheet 61 of the Plat Cabinet), specific reference to which is here made.
The Real Property or its address is commonly known as 379 Cedar Heights, Pope, Mississippi, 38658-2870.
Subject to any easements, restrictions, covenants and mineral reservations of record.
Subject to past-due property taxes, if any, owed to Panola County or any city or subdivision thereof, existing on the subject property.
Title to the above-described property is believed to be good, but I will convey only such title as is vested in me as Substituted Trustee. The undersigned makes no representations or warranties as to acreage or to any matters for which a valid survey would disclose.
