PUBLIC NOTICE

NOTICE OF SUBSTITUTED TRUSTEE’S SALE

WHEREAS, on the 10th day of June, 2022, Shannon Caine and Candace Baily Caine executed a Purchase Money Deed of Trust to Thomas A. Womble, as Trustee for the benefit of Lara Thompson, which Purchase Money Deed of Trust is recorded in the Office of the Chancery Clerk of Panola County, Mississippi, in Book 2022 at Page 6400, conveying the property described therein to secure certain indebtedness therein mentioned; and
WHEREAS, on the 26th of August, 2024, Lara Thompson executed a Substitution of Trustee substituting Frank J. Dantone as Substituted Trustee for the benefit of Lara Thompson, which was filed in Book 2025 at Page 5599; and
WHEREAS, default has been made in the payment of said indebtedness and the holder of the Note and Purchase Money Deed of Trust has requested the undersigned Substituted Trustee to foreclose the Deed of Trust in accordance with its terms and applicable Mississippi law.
NOW, THEREFORE, notice is hereby given that I, the undersigned Substituted Trustee, will on the 17th day of July, 2026, between the hours of 11:00 a.m. and 4:00 p.m. on the steps at the main front door of the County Courthouse of Panola County, Mississippi, offer for sale and will sell at public outcry to the highest bidder for cash the following described property situated in Panola County, Mississippi, to wit:
Lot 51-B in Part II of Enid Country Estates, an unrecorded subdivision, a part of the Southeast Quarter of Section 35, Township 10 South, Range 7 West, more particularly described as follows:
From a point that is 574.5 feet north of and 913.4 feet east of the southwest corner of the Southeast Quarter of said Section 35, South 0 °- 02’ East a distance of 254.05 feet to the North right of way line of Whippoorwill Road. Thence Westerly along said right of way 140.0 feet to the point of beginning; thence, retracing Westerly along said right of way 140.0 feet; thence North 0°- 02’ West a distance of 213.23 feet; thence South 79° - 25’ West a distance of 81.6 feet; thence Southwesterly in a straight line back to the point of beginning.
Being the same property located in Deed of Record Book 2006 at Pages 2285-2287 in the Batesville Office of the Chancery Clerk of Panola County, Mississippi.
This property is also commonly known as: 937 Whipoorwill Rd., Pope, MS 38658.
I will convey only such title as is vested in me as Substituted Trustee under said Deed of Trust.
