PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI COUNTY OF PANOLA

WHEREAS, on May 20, 2024, Kenneth Ray Baker executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. (“MERS”), as mortgagee, as nominee for Union Home Mortgage Corp., its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated May 20, 2024, executed by Kenneth Ray Baker and recorded in Book 2024, at Page 1324 - and as Instrument No 0 - of the records of the Chancery Clerk of the First Judicial District of Panola County, Mississippi; and which aforesaid Instrument conveys to Bailey and Womble, Trustee and to Mortgage Electronic Registration Systems, Inc. (“MERS”), as mortgagee, as nominee for Union Home Mortgage Corp., its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. (“MERS”), as mortgagee, as nominee for Union Home Mortgage Corp., its successors and assigns assigned said Deed of Trust to Union Home Mortgage Corp. via an instrument dated August 13, 2025 and recorded in Book 2025, Page 2955 in the office of the Chancery Clerk of the First Judicial District of Panola County, Mississippi; and
WHEREAS, Union Home Mortgage Corporation appointed Marinosci Law Group PC as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated March 16, 2026 and recorded in Book 2026, Page 2268 of the records of the Chancery Clerk of the First Judicial District of Panola County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on May 29, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West door of the Panola County Chancery Clerk, located at Panola 1st County Courthouse, 215 South Pocahontas Street, Sardis, Mississippi, 38666 the following described property located and situated in Panola County, Mississippi, to wit:
Lot 7A, McGehee Subdivision in Section 4, Township 7, Range 7 West, in Panola County, Mississippi, First Judicial District, as per plat thereof recorded in Plat Book 1, Page 45 in the Office of the Chancery Clerk, Panola County, Mississippi, First Judicial District. Being the same property described in Book 2008 at Page 1339.
Indexing Instructions: Lot 7A, McGehee Subdivision in Section 4, Township 7, Range 7 More commonly known as: 207 FORD STREET, COMO, MS 38619
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
