PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, July 8, 2024, Christopher G. Watson and Jammie M. Watson, executed a Deed of Trust to Steve Taylor, Trustee for the benefit of BANKFIRST FINANCIAL SERVICES, which Deed of Trust is of record in the Batesville Office of the Chancery Clerk of Panola County, Mississippi, filed on July 12, 2024 in Deed of Trust Book 2024, Page 6317; covering real property described therein.
WHEREAS, BANKFIRST FINANCIAL SERVICES, being the holder and owner of the said Deeds of Trust of the said Christopher G. Watson and Jammie M. Watson, substituted James Andrew Yelton, as Trustee, by substitution of trustee filed in Book 2026 at Page 2101 in the Batesville Office of the Chancery Clerk of Panola County, Mississippi.
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and BANKFIRST FINANCIAL SERVICES, the legal holder of said indebtedness and said Deed of Trust having requested the undersigned Substitute Trustee to execute the trust and sell said real property in accordance with the terms of said Deed of Trust for the purpose of raising sums due thereunder, together with attorney’s fees, Trustee’s fees and expenses of sale;
NOW, THEREFORE, the undersigned Substitute Trustee, will during legal hours (being between the hours of 11:00 o’clock a.m. and 4:00 o’clock p.m.) on the 16th day of April, 2026 at the South front door of the County Courthouse of Panola County, at Batesville, Mississippi, offer for sale and sell at public auction to the highest bidder for cash, the following described real property lying and being situated in Panola County, Mississippi, to-wit:
A tract of land containing ± 2.0 acres in the Northeast quarter of the Southwest quarter and the Southeast quarter of the Northwest quarter of Section 22, Township 10 South, Range 7 West, Panola County, Mississippi.
Commencing at a found corner post marking the Southeast corner of the Northwest quarter of Section 22, Township 10 South, Range 7 West, Panola County, Mississippi; thence N 00° 00’ 00” W a distance of
291.81’; thence N 90° 00’ 00” W a distance of
400.02’ to a set iron pin and the Point of Beginning for this description; thence S 00° 00’ 00” E a distance of
101.63’ to a set iron pin at a corner post; thence S 08° 43’ 03” W a distance of
275.67’ to a set iron pin on the North Right-of-Way for Pope Water Valley Road; thence the following courses along said right-of-way: thence N 73° 44’ 32” W a distance of
78.83’; thence N 70° 20’ 54” W a distance of
99.76’; thence N 67° 04 ‘43” W a distance of
47.27’; thence N 68° 10’ 38” W a distance of
79.73’ to a set iron pin at a corner post; thence leaving said right-of-way N 27° 04’ 40” E a distance of

247.02’ to a set iron pin; which is the point of beginning.
