PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on May 6, 2020, Jenna Daryl Jenkins, a single person, executed a Deed of Trust to Tim Williams, Trustee for 21st Mortgage Corporation, Lender, which Deed of Trust was recorded in the office of the Chancery Clerk of Panola County, Mississippi in Book 2020 at Page 5804; and,
WHEREAS, 21st Mortgage Corporation, the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of Tim Williams, or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County in Book 2026 at Page 1740; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, 21st Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 9th day of April, 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Front Door of the Panola 2nd County Courthouse, located at 151 Public Square, Batesville, Mississippi to the highest and best bidder for cash the following described property situated in Panola County, State of Mississippi, to-wit:
A fractional part of the Northwest Quarter of the Northeast Quarter of Section 27, Township 9 South, Range 9 West, and a fractional part of the Southwest Quarter of the Southeast Quarter of Section 22, Township 9, Range 9 West, more particularly described as follows: Beginning at a point on the section line between Section 27 and Section 22, said point being the Northeast corner of the Northwest Quarter of the Northeast Quarter of Section 27, run South a distance of 107 feet; thence South 75 degrees and 30 minutes West a distance of 210 feet; thence North a distance of 324 feet to the south line of Old No. 6 Highway; thence along and with the south line of said highway North 75 degrees 30 minutes East a distance of 210 feet; thence South a distance of 217 feet to the point of beginning.
The above described property containing 1.5 acres, more or less, and being a fractional part of Section 27 and Section 22, County of Panola, State of Mississippi.
