PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S
NOTICE OF SALE

WHEREAS, on May 9, 2022, Snow Enterprise LLC, a Mississippi limited liability company, executed a certain Deed of Trust for the use and benefit of EBI, Inc. to secure an indebtedness therein referred to and conveyed to Thomas A. Womble, as Trustee, the land therein described and hereinafter described as shown by said Deed of Trust recorded in the land records of the Chancery Clerk for the Second Judicial District of Panola County, Mississippi in Deed of Trust Book 2022 at pages 5061-5065;
WHEREAS on January 16, 2026, EBI, Inc. executed an instrument substituting Richard W. Ryals, II as substituted trustee under said Deed of Trust which was recorded on January 21, 2026, in Deed of Trust Book 2026 at page 654 of the land records of the Chancery Clerk for the Second Judicial District of Panola County, Mississippi.
WHEREAS, default having been made in the terms and conditions in said Deed of Trust and the entire indebtedness secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the holder of said indebtedness having requested the undersigned substituted trustee to execute said trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder together with attorney’s fees, trustee’s fees and expenses of sale;
NOW, THEREFORE, I, Richard W. Ryals, II, Substituted Trustee under said Deed of Trust, will on Friday,
April 2, 2026 offer for sale at public outcry and sell within legal hours (between the hours of 11:00 a.m. o’clock and 4:00 p.m. o’clock) at the front door of the Panola County Courthouse located at 151 Public Square in the City of Batesville, Panola County, Mississippi, to the highest and best bidder for cash, the following described property situated in the Second Judicial District of Panola County, Mississippi, to-wit:
A 4.04 acre parcel located in the Northeast Quarter of the Southwest Quarter of Section 19, Township 10 South, Range 5 West, in the Second Judicial District of Panola County, Mississippi, as shown on the survey and plat prepared by David A. Evans, III, PE, PLS dated May 1, 2022. All bearing and distances are tied to U.S. State Plan (NAD 83), Mississippi West Zone U.S. Survey Foot, with a convergence angle of 0°19’02.93” and scale factor of 0.99998340 at the Point of Beginning (P.O.B.), and being more particularly described as follows, to-wit:
Commencing a Steel Fence Post at the Southwest corner of said Section 19; thence North, for a distance of 1807.28 feet and East, for a distance of 1488.82 feet to a found T-Post and being the POINT OF BEGINNING of the land herein described; thence
North 0 degrees 19 minutes 13 seconds West, for a distance of 273.90 feet to a found T-Post; thence North 89 degrees 54 minutes 17 seconds East, for a distance of 529.98 feet to a found T-Post on the West right-of-way of Eureka Road; thence
South 53 degrees 46 minutes 21 seconds East along said right-of-way, for a distance of 313.98 feet to a found T-Post; thence South 0 degrees 58 minutes 47 seconds West, for a distance of 49.97 feet to a found T-Post; thence South 87 degrees 07 minutes 19 seconds West, for a distance of 781.86 feet to the POINT OF BEGINNING.
I will sell only such title to said property as is vested in me as such Substituted Trustee.
