PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on February 17, 2021, Nickie Shernail Polk and Erick Lavon Cathey Jr. executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, which is recorded in Book 2021 at Page 3320 in the land records the Chancery Clerk of the Second Judicial District of Panola County, Mississippi; and
WHEREAS, 21st Mortgage Corporation, the present legal holder and beneficiary of the Deed of Trust and the indebtedness secured thereby, appointed Andrew R. Wilson as Substituted Trustee by instrument recorded in Book 2025 at Page 11482 in the land records the Chancery Clerk of the Second Judicial District of Panola County, Mississippi; and
WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and the holder of the indebtedness has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on April 8, 2026, within legal hours (between 11 a.m. and 4 p.m.) at the front door of the Panola County Courthouse (Second Judicial District) in Batesville, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in Panola County, Mississippi, being the same property described in the Deed of Trust:
The following described real property lying and being situated in the Second Judicial District of Panola County, Mississippi, being more particularly described as follows, to wit:
Being and an iron stake that is 1893 feet South and 291 feet East of the Northwest corner of Section 16, Township 9, Range 6 West, and run thence North along the East right-of-way of county gravel road, and along the West line of Ester Jones plat of land a distance of 220 feet; thence continuing North along the West boundary line of Sam Hentz plat of land a distance of 420 feet; thence continuing North along the West boundary line of 1-acre plat of land of Mary Magdalene Hentz a distance of 105 feet to an iron stake, said stake being the point of beginning of land thereby conveyed; run thence East a distance of 420 feet to an iron stake; thence North a distance of 105 feet to a stake; thence West a distance of 420 feet to a stake on the East right-of-way of the above mentioned county road; thence South along the East line of said road 105 feet, more or less, to point of beginning and containing 1 acre, more or less.
And the following mobile home affixed to the above-described property: Make: Champion; Year: 2021; Model: Crown; Serial Number: 020000HA002386AB.
The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, and matters of record.
