PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI
COUNTY OF 1ST DISTRICT PANOLA

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated December 23, 2005, executed by RHONDA W LINK and RODNEY W LINK, JR. AKA RODNEY WARREN LINK, JR. conveying certain real property therein described to PRESTIGE TITLE INC, as Trustee, for FIRST FRANKLIN A DIVISION OF NAT. CITY BANK OF IN , Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Panola County, Mississippi filed and recorded December 30, 2005, in Deed Book 2005, Page 4545; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Deutsche Bank National Trust Company, as Trustee for FFMLT Trust 2006-FF4, Mortgage Pass-Through Certificates, Series 2006-FF4; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on April 17, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the East Front Door of the Panola 1st County Courthouse, 215 South Pocahontas Street, Sardis, MS 38666 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Panola County, Mississippi, to wit:

LOTS 28 AND 29 LAKEWOOD VILLAGE SUBDIVISION, (PHASE ONE) IN SECTION 2, TOWNSHIP 7 SOUTH, RANGE 6 WEST, AS SHOWN OF RECORDED PLAT BOOK 1 AT PAGE 53 IN THE OFFICE OF THE CHANCERY CLERK OF PANOLA COUNTY, MISSISSIPPI, AND REFERENCED TO WHICH PLAT IS HEREBY SPECIFICALLY MADE FOR A MORE PARTICULAR DESCRIPTION OF SAID LOT, EXCEPT ANY OIL, GAS, OR OTHER MINERAL RIGHTS WHICH MAY HAVE BEEN CONVEYED, RETAINED OR RESERVED BY ANY OF THE PREDECESSORS IN TITLE; MEANING TO DESCRIBE PART OF THAT SAME PROPERTY CONVEYED TO JAMES E. PAYNE ON FEBRUARY 4, 1976, RECORDED IN BOOK A-59 AT PAGE 186.

PROPERTY ADDRESS: The street address of the property is believed to be 182 OAKVIEW DR, COMO, MS 38619. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.

Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
