PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, on the July 31, 2023, Tonya Winters, executed a Deed of Trust to Scott Everett, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Everett Financial, Inc., dba Supreme Lending, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Panola (2nd District - Batesville) County, Mississippi, in Deed of Trust July 31, 2023, in Book No. 2023, at Page 6706 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to Planet Home Lending, LLC by assignment on file and of record in the office of the Chancery Clerk of Panola (2nd District - Batesville) County, Mississippi, in September 4, 2025, in Book No. 2025, at Page 8765 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in January 14, 2026, in Book No. 2026, at Page 360 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) Panola 2nd County Courthouse, 151 Public Square, Batesville, MS 38606, on March 20, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Panola (2nd District - Batesville) County, State of Mississippi, to-wit:
A fractional part of the Northwest Quarter of Section 25, Township 10 South, Range 7 West, Second Judicial District, Panola County, Mississippi, and being more particularly described as follows, to-wit: Beginning at a Set 1/2” Rebar on the South right of way line of Pope Water Valley Road that is 20.51 feet South of and 443.78 feet East of a Found 1/2” Rebar marking the Northwest corner of said Section 25; then run along the South right of way line of Pope Water Valley Road North 88 degrees 59 minutes 40 seconds East 210.00 feet to a Found 1/2” Rebar; then leaving the South right of way line of Pope Water Valley Road run South 00 degrees 23 minutes 03 seconds East 210.00 feet to a Set 1/2” Rebar; then run South 88 degrees 59 minutes 40 seconds West 210.00 feet to a Set 1/2” Rebar; then run North 00 degrees 23 minutes 03 seconds West 210.00 feet to the Point of Beginning and containing 1.00 Acre, more or less. All bearings for this description are Grid Bearings referenced to U.S. State Plane (NAD 83), Mississippi West Zone by GPS.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
