PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

WHEREAS, on March 20, 2008, DANIEL CLAY SEALE, A MARRIED MAN JOINED BY HIS SPOUSE, MARY
E. SEALE, executed a Deed of Trust to JAY MORRIS; MORRIS & MCCALLA, as Trustee and, JPMORGAN CHASE BANK, N.A., as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Panola County, Mississippi, Second Judicial District, in Book 2008, Page 2954; having been modified in Modification Agreement recorded on October 31, 2019, in Book 2019, Page 11007 in the office of the Chancery Clerk of Panola County, Mississippi, Second Judicial District; which Deed of Trust has been duly transferred and assigned to FEDERAL HOME LOAN MORTGAGE CORPORATION, AS TRUSTEE FOR THE BENEFIT OF THE FREDDIE MAC SEASONED LOANS STRUCTURED
TRANSACTION TRUST, SERIES 2021-1 by assignment recorded on January 9, 2024, in Book 2024, Page 184 in the office of the Chancery Clerk of Panola County, Mississippi, Second Judicial District; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, as modified, and Federal Home Loan Mortgage Corporation, as Trustee for Freddie Mac Seasoned Loans Structured Transaction Trust, Series 2021-1, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust, as modified, by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust, as modified, will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the South Side of the Panola County Courthouse in the lobby, at Batesville, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on March 27, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee
The premises to be sold are described as:
A PART OF THE NORTH HALF OF SECTION 19, TOWNSHIP 9 SOUTH, RANGE 6 WEST, PANOLA COUNTY, MISSISSIPPI, CONTAINING 1.5 ACRES, MORE OR LESS, AND BEING MORE SPECIFICALLY DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT THAT IS 1061.3 FEET SOUTH OF AND 594.1 FEET EAST OF THE NORTHEAST CORNER OF THE NORTHWEST QUARTER OF SAID SECTION 19, RUNNING NORTH 88 DEGREES 09 MINUTES WEST FOR A DISTANCE OF 328.7 FEET TO THE EAST LINE OF A GRAVEL ROADWAY; THENCE NORTH 3 DEGREES 29 MINUTES WEST ALONG SAID EAST LINE FOR A DISTANCE OF 201.7 FEET; THENCE SOUTH 88 DEGREES 12 MINUTES EAST FOR A DISTANCE OF 315.4 FEET; THENCE SOUTH 7 DEGREES 30 MINUTES EAST FOR A DISTANCE OF 203.6 FEET TO THE POINT OF BEGINNING.

The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
